North of the highway, south of the highway
Ask anyone from here and they’ll tell you. Downtown Chilliwack, Five Corners, Fairfield Island and Chilliwack Mountain sit on one side of Highway 1. Sardis, Vedder Crossing, Garrison Crossing and Promontory sit on the other.
Google Maps doesn’t know about local rivalries, but it does know about distance. Someone searching “hvac repair” from a new house on Promontory sees a different top 3 than someone searching from downtown. A business on Luckakuck Way can dominate one side of the highway and barely show up on the other.
Add in Yarrow, Rosedale, Greendale, Ryder Lake and the Chilliwack River Valley, and you’ve got a big, spread-out map. Ranking in Chilliwack means winning a lot of small map results, not one big one.
A fast-growing market
Chilliwack has grown fast. New subdivisions on the hillsides, new families, new businesses, and plenty of people who moved here from the coast and don’t have a go-to plumber or roofer yet.
Those people don’t ask the neighbours. They search. “Electrician near me.” “Roofer Chilliwack.” “Lawn care Sardis.”
That’s good news if you’re ranking, and expensive news if you’re not. Every new household picks a provider once, and they usually stick with them.
Who I work with in Chilliwack
Roofers, gutters and exterior trades.
Plumbing, heating and electrical.
Landscaping, irrigation and snow removal.
Builders, renovators, painters and flooring.
Auto repair, RV and boat service (there’s no shortage of trucks and trailers out here).
Cleaning, pest control, pet services, and local professional offices.
If people find your type of business on Google Maps, you’re who I work with.
What I do for Chilliwack businesses
Start with the profile
Your Google Business Profile does most of the work in the map results. That means the right primary category, a full list of services, a real description, and fresh photos every week. Google Business Profile optimization is always step one.
Build up your reviews
In a growing market, newcomers compare review counts before they call anyone. A steady flow of real reviews, every week, is how you become the obvious choice. I set up a simple review system you can run without thinking about it.
Get your listings consistent
Then your name, address and phone get matched everywhere Google looks: Apple Maps, Bing, Yelp, Yellow Pages, HomeStars, the Chilliwack chamber of commerce. That’s local citation building, and it’s where a lot of local businesses have years of old, messy listings.
Your website gets the same treatment: Chilliwack in the title and H1, your name and number in the footer, schema, and a page for each main service.
Sardis or Chilliwack?
A common question: which name should go on the website?
Both. Sardis and Vedder are part of the City of Chilliwack, so Google treats “Chilliwack” as your city. But customers type “Sardis” and “Vedder” in their searches all the time. Mentioning the neighbourhoods you actually work in, naturally, in your copy and on your service pages, covers both.
What doesn’t work: listing every place name in a block at the bottom of the page. Google ignores it and customers think it looks spammy.
Get the local details right
For a Chilliwack business, the details that help Google place you are simple and easy to skip:
A service area that matches where you actually work. If you cover Sardis, Vedder, Promontory and downtown but not the Chilliwack River Valley, say so.
“Chilliwack, BC” written the same way on your profile, your website and every listing.
Service pages that mention the neighbourhoods you work in, where it reads naturally.
Photos from real local jobs. A finished deck with Mount Cheam in the background tells a Chilliwack customer more than any stock photo.
A listing with the Chilliwack Chamber of Commerce and the directories locals use.
What Chilliwack customers search for, season by season
Chilliwack gets a bit of everything. Winter brings outflow winds, freezing rain and the occasional dump of snow, which means furnace calls, burst pipes, snow clearing and storm repairs. Spring is roofing, fencing, landscaping and irrigation start-ups. Summer gets hot here, so it’s air conditioning, heat pumps, pools and patios, plus boats and RVs heading to Cultus Lake. Fall is gutters, drainage and winter prep.
Your posts and photos follow that calendar, so your profile is talking about exactly what people are searching for that month.
The first 90 days
Week 1: heatmap across Chilliwack, both sides of the highway, plus competitor research.
Weeks 2 to 4: your Google Business Profile.
Weeks 5 to 8: your website.
Weeks 9 and 10: citations.
Weeks 11 and 12: new heatmap, full review.
Every Friday, a short email: what got done, what’s next.
The guarantee: top 3 on Google Maps for your agreed main keyword within 90 days, or I keep working for free until you’re there. And I only take one business per industry in each area, so I won’t be helping your competitor across town.
Working with me
I’m based in the Fraser Valley. The work itself happens on your profile, website and listings, so we stay in touch by phone and email.
I also work across the bridge in Agassiz and west in Abbotsford.
Questions Chilliwack business owners ask
Can I rank in Sardis if my shop is downtown?
You’ll be strongest near downtown, because that’s where you’re verified. Showing up in Sardis takes a strong profile, plenty of reviews, and website content that shows you work there. The heatmap tells us how far your reach goes.
I live in Yarrow and run my business from home. Is that a problem?
No. You can be a service-area business with your home address hidden. You’ll rank strongest around Yarrow and the south side to start, and the work pushes that outward.
Do I need to mention Cultus Lake if I work there?
If you get real work there, yes. A mention on the relevant service pages, or a dedicated page if it’s a big part of your business. Only for places you actually serve.
How long does it take?
The guarantee is top 3 for your agreed main keyword within 90 days. Profile improvements often show up sooner.
I already pay for Google Ads. Do I still need this?
Ads stop the moment you stop paying. Map rankings keep bringing in calls without a per-click cost. A lot of businesses run both, and lean less on ads once the map rankings come in.
Do you work with seasonal businesses?
Yes. Snow removal, landscaping, pool and patio. We time the posts and photos around your busy season.
What do I need to give you?
Access to your Google Business Profile and website, weekly photos of your work, and a habit of asking every customer for a review.
What does it cost?
It depends on your trade and how competitive it is in Chilliwack. You get a flat price on the strategy call, before you commit to anything.
